Kenya's real estate sector is delivering unparalleled investment returns globally, with property prices increasing by 7.8 per cent in the year to June 2025 according to a new report by HassConsult. The industry is thriving, particularly due to the success of off-plan developments.
- The sector's combined return on investment, including rental yields, reached 13.28 per cent in the year to June 2025, with off-plan developments offering an even higher average return of 18.06 per cent.
- HassConsult Co-CEO Sakina Hassanali noted that residential property prices in Kenya have surged by 425 per cent since 2000, significantly outperforming other global markets.
- This growth is partly attributed to the prevalence of properties being fully paid for rather than mortgaged, creating a "super-resilient" market and preventing forced sales common elsewhere.
