Land prices in seven Nairobi neighborhoods saw a drop in the third quarter of 2025, according to a report by Hass Consult. While some areas experienced marginal decreases, many other suburbs and satellite towns recorded substantial growth.

• Muthaiga, Kiambu, Ngong, Ruaka, Ongata Rongai, Syokimau, and Tigoni experienced a decline in land prices.
• The largest drop was 1.9 percent in Ngong and Kiambu.
• An acre of land in Muthaiga retailed at Ksh234 million.
• Conversely, areas like Gigiri, Kileleshwa, and Kilimani saw increases of up to 2.1 percent and satellite towns like Juja saw an 18 percent increase.
• Creative Director at Hass Consult, Sakina Hassanali, noted that demand from developers drives strong price growth, especially in satellite towns for middle-class buyers.
