Land prices saw a decline in several key Nairobi suburbs including Gigiri and Muthaiga, as well as the satellite town of Ngong, during the second quarter of 2026.

• Muthangari experienced the steepest quarterly decline in Nairobi suburbs, with land prices falling by 2.1% to an average of Ksh378.4 million per acre.
• Ngong recorded the largest quarterly decline among satellite towns, with prices dropping by 2.5% to an average of Ksh34.8 million per acre.
• Despite these localized falls, average land prices across Nairobi suburbs and satellite towns increased by 1.4%, attributed to increased demand following the publication of the Nairobi City County Development Control Policy 2026.
