Nairobi landlords will face higher land rates starting January 1, 2026, as announced by Governor Johnson Sakaja's Nairobi City County Government. This comes under the National Rating Act, 2024, with new flat rates and valuation-based charges designed to increase county revenue.
- Land parcels not exceeding 0.1 hectares will be charged a minimum of Ksh2,560 annually.
 - The highest annual flat rate of Ksh4,800 applies to land parcels exceeding 0.4 hectares.
 - County Executive Committee Member for Built Environment and Urban Planning, Patrick Mbogo, confirmed that private, public, resident, commercial, and agricultural plots will be charged 0.115 percent of the Unimproved Site Value (USV) based on the 2019 Draft Valuation Roll.
 - Property owners with objections to the 2019 Draft Valuation Roll should await resolution before payment, and sectional title holders must now open individual rates accounts.
