The Ministry of Lands in Kenya has launched a new digital stamp duty system for land buyers and property owners. Effective February 16, 2026, all stamp duty valuation applications and payments must be processed online through the Ardhipay Land Stamp Duty Module on the Ardhisasa platform.

The new system abolishes physical processing of stamp duty valuation to enhance efficiency, transparency, and convenience in land transactions.
Lands Cabinet Secretary Alice Wahome stated the change applies immediately to all national land registries.
The move aims to curb fraud and inefficiencies, offering faster valuations and more secure payment processing for land transactions.
