Nairobi City Hall has initiated a major crackdown on thousands of unauthorized buildings across the city, citing significant structural and health risks. Developers, property owners, and land-buying companies are now invited to apply for regularisation of unapproved projects, under a new framework to bring order to the city's urban landscape.

  • The regularization exercise is guided by the Nairobi City County Regularisation of Unauthorised Development Act, 2025.
  • A Regularisation Advisory Committee comprising technical experts will review applications for unauthorized developments.
  • According to Chief Officer for Urban Development and Planning, Patrick Analo, the initiative will grant approvals to buildings meeting minimum planning and safety standards, covering subdivisions, change of use, and informal settlements on private land.
  • Landlords failing to comply will face enforcement under the Physical and Land Use Planning Act, 2019, including penalties, fines, prosecution, or demolition at the developer’s cost.
  • Affected areas include Ruai, Kasarani, Mwiki, Roysambu, and various parts of Embakasi.
  • Applications are to be filed via the Nairobi Planning and Development Management System (NPDMS).
