Nairobi's suburbs and satellite towns experienced significant rental price increases in the fourth quarter of 2025 (October to December), primarily due to heightened demand for housing. A report by Hass Consult revealed that growth in rental prices in suburban estates outpaced that of satellite towns.

• Runda recorded the highest quarterly rent growth among city suburbs at 3.1 per cent, closely followed by Spring Valley with a 2.8 per cent increase.
• Chief Executive Officer of HassConsult, Sakina Hassanali, noted that Nairobi's rental yields have been steadily climbing, now exceeding 7 per cent.
• Other estates like Ridgeways and Muthaiga also saw a 2.8 per cent increase, with Lavington and Lang'ata rising by 2.6 per cent.
• The surge in rental prices is attributed to rapid urbanization, rising construction material costs, high inflation, and improved infrastructure.
